Reservation\n<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-9d0985d elementor-widget elementor-widget-text-editor\" data-id=\"9d0985d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<ul><li>Minimum stay: 2 nights per booking. For weekend bookings, Sunday night is included free of charge (except for extended holiday weekends). <\/li><li>In the event of non-payment, the owner reserves the right to cancel the booked rental period and the cancellation policy will apply.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-5e360df elementor-widget elementor-widget-heading\" data-id=\"5e360df\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">2. Rental fee and security deposit<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-01d0dd6 elementor-widget elementor-widget-text-editor\" data-id=\"01d0dd6\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<ul><li>Included in the rental price: use of the holiday home and its facilities, administrative costs, final cleaning, standard utility consumption (water, electricity, heating), Wi-Fi, bed linen and VAT.<\/li><li>A mandatory security deposit of \u20ac600 applies. This deposit will be refunded within one month after your stay, following an inspection of the property and inventory, less any costs for damage. To prevent scratches, please use placemats and wooden trivets when placing hot cookware on tables and worktops.  <\/li><li>If you lose the key, you will be charged a fee of 30 euros.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-80d609b elementor-widget elementor-widget-heading\" data-id=\"80d609b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">3. Changes and cancellation<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-6c6a1f1 elementor-widget elementor-widget-text-editor\" data-id=\"6c6a1f1\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<ul><li>Cancellation by the tenant:<\/li><li style=\"list-style-type: none\"><ul><li>Up to 30 days before arrival: 50% of the rental amount will be charged.<\/li><li>Less than 30 days before arrival: 100% of the rental amount will be charged.<\/li><li>The security deposit will always be refunded in the event of cancellation.<\/li><\/ul><\/li><li>Cancellation by the owner: if the owner cancels the booking (except in cases of force majeure), the tenant will receive a full refund of all amounts paid, plus compensation equal to 20% of the rental fee.<\/li><li>In the event of force majeure, including but not limited to fire, flooding, vandalism, pandemics, measures imposed by the government that prevent or restrict the rental of the holiday home, the owner is not liable for compensation beyond the reimbursement of amounts already paid for the rental period.<\/li><li>The owner reserves the right to cancel the rental agreement if the information provided by the tenant proves to be incorrect.<\/li><li>The tenant is free to take out cancellation insurance with an insurer of their choice. The cost of such insurance is entirely at the tenant&#8217;s expense. <\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-81493a8 elementor-widget elementor-widget-heading\" data-id=\"81493a8\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">4. Liability\n<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-cfa677d elementor-widget elementor-widget-text-editor\" data-id=\"cfa677d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p><strong>Tenant<\/strong><\/p><ul><li>The rented holiday home must be occupied by the tenant, co-tenants and their visitors with due care and respect, taking into account the peace and quiet of the surrounding area.<\/li><li>The lead tenant is liable for any damage caused by themselves, co-tenants or visitors. Any damage must be reported immediately.  <\/li><li>The tenant is expected to be insured against damage caused to third parties through personal liability insurance (family liability insurance).<\/li><li>The tenant is strongly advised to insure their legal liability for fire damage caused to the holiday home. Please consult your insurance provider for further information. <\/li><\/ul><p> <\/p><p><strong>Owner<\/strong><\/p><ul><li>The owner cannot be held liable for loss, theft, injury, natural disasters, disruptions, power failures, services provided by third parties or external noise disturbances (such as roadworks or agricultural activities). <\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-262acc8 elementor-widget elementor-widget-heading\" data-id=\"262acc8\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">5. House rules\n<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-1f0e8b5 elementor-widget elementor-widget-text-editor\" data-id=\"1f0e8b5\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<ul><li>Capacity: maximum 15 guests (excluding 2 baby cots). Subletting is not permitted. When making a reservation, the lead tenant must communicate the exact number of guests and their ages to the owner. Any breach of this obligation will be considered a material breach of contract and access to the holiday home may be refused without entitlement to a refund of the rental fee.   <\/li><li>Target group: the holiday home is intended for families and groups of friends. Parties, drinking events, student gatherings or youth groups are not permitted. The minimum age is 25 years.  <\/li><li>Check-in: between 5:00 PM and 8:00 PM. Check-out: no later than 10:00 AM. The tenant must inform the owner of the expected arrival and departure times. In the event of alternative arrival arrangements, the access code can be obtained by contacting the owner.  <\/li><li>Environment: please use only biodegradable products and do not dispose of foreign substances (such as cooking fats or oils) in the toilet.<\/li><li>Smoking and fire: smoking is strictly prohibited indoors. Open flames, fireworks and candles are not permitted inside the property, nor in the garden. Barbecuing is only allowed using the designated barbecue. Smoking outdoors is permitted, but cigarette butts must be collected and disposed of in the designated ashtray.   <\/li><li>Pets: pets are not allowed.<\/li><li>Please respect the peace and quiet of neighbouring residents from 10:00 PM onwards. Any intervention costs or fines resulting from noise disturbances will be charged to the tenant. <\/li><li>The owner reserves the right to terminate any stay if the tenant behaves irresponsibly or fails to comply with the house rules and rental conditions.<\/li><li>If the amount of damage exceeds the security deposit, the tenant is required to pay the remaining balance within 7 days of notification.<\/li><li>Any dispute regarding damage will be considered a dispute between the owner and the tenant. The owner has the final decision regarding the security deposit. <\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0a86ca3 elementor-widget elementor-widget-heading\" data-id=\"0a86ca3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">6. During your stay<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c81e145 elementor-widget elementor-widget-text-editor\" data-id=\"c81e145\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<ul>\n<li>Free parking is available on the property. The charging station for electric vehicles can be activated using a charging card and usage will be billed automatically. <\/li>\n<li>Before using the property, the tenant must familiarise themselves with the emergency exits, fire extinguishing equipment and smoke detectors. The person responsible for the reservation must ensure that co-tenants or guests are informed of these procedures. Stairs, corridors and doors must remain unobstructed at all times. Interior doors leading to emergency exits may not be locked or blocked. Evacuation plans are displayed both upstairs and downstairs. We are not responsible for accidents resulting from improper use.     <\/li>\n<li>The use of a deep fryer (there is a frituur called Frituur Maison in the center of Gits), a gourmet grill, a fondue set, or a stone grill is not permitted in the house or the garden room.<\/li>\n<li>The property is equipped with underfloor heating powered by a heat pump, towel radiators in the bathrooms and individual air conditioning units in the bedrooms. Windows and doors should remain closed while these systems are in use. <\/li>\n<li>An automatic ventilation system D is installed throughout the property.<\/li>\n<li>Electricity, water and Wi-Fi are included under normal usage conditions. Excessive consumption may be charged separately. <\/li>\n<li>Please use the kitchen and dining table with care. Avoid scratches and do not place hot objects directly on surfaces without protection. Use placemats and wooden trivets whenever necessary.  <\/li>\n<li>Stretch ceilings: please avoid damage caused by sharp objects or corks.<\/li>\n<li>The owner may enter the property for inspection or maintenance purposes, while respecting the tenant&#8217;s privacy.<\/li>\n<li>Contact: +32 470 25 10 67 or info@vakantiewoningbellevue.be<\/li>\n<li>Bicycle batteries may only be charged in the garage and not inside the bedrooms.<\/li>\n<li>The security cameras at the front and rear entrances are only activated when the alarm system is armed.<\/li>\n<\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c20c300 elementor-widget elementor-widget-heading\" data-id=\"c20c300\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">7. Departure\n<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-279c507 elementor-widget elementor-widget-text-editor\" data-id=\"279c507\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<ul><li>Cleaning: the property must be left tidy upon departure. The dishwasher must be emptied, appliances and the barbecue cleaned. Additional cleaning will be charged at \u20ac45 per hour.  <\/li><li>Linen: used towels and bed linen should be left in the bedrooms. Mattress protectors must remain on the beds. <\/li><li>Waste: sort all waste in the garage.
